INVENTORIES
Professional Inventories
This is a complete listing of decorations, fixtures and fittings and furniture content. The report will list each and every item from skirting boards to light fittings. This report is compiled methodically from the entrance covering every room in the property and includes the private outdoor space (if applicable). Compiled in the correct way the Inventory and Check-In report will accurately detail the condition of the property reducing the risk of a dispute between the landlord and tenant at the end of the tenancy.

All Inventories come complete in printed colour form and are supplied with a backup CD copy which also offers high resolution digital photographs of the property.

  • Check-In
Our clerk will meet the tenant at the property on the day they are vacating the property to check the condition is the same as when the tenancy commenced. Any discrepancies, defects, changes in cleanliness and furniture will be noted. This report will also highlight any missing items. Our clerk will determine whether the tenant is liable for any deterioration or damages or whether it is due to fair wear and tear our clerk will record the keys collected from the outgoing tenant and take utility meter readings before signing off the report with the outgoing tenant.

Hips & EPCs

The government has now decided to suspend the Home Information Pack (HIP). Properties now being sold will only require an Energy Performance Certificate (EPC) which must be made available within 28 days of marketing.

Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC. Stone Manor can arrange an EPC if you don’t already have one.(read more)

ENERGY PERFORMANCE CERTIFICATES – EPC

EPCs carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that your home could achieve. Potential figures are calculated by estimating what the energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place.

The rating measures the energy and carbon emission efficiency of your home using a grade from `A` to `G`. An `A` rating is the most efficient, while `G` is the least efficient. The average efficiency grade to date is `D`. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.
